Contact us if you want help using our free matching service, but do not send sensitive personal or financial information.
How to reach us
If you own a rental property and want help finding licensed, insured property managers near you, the fastest step is to request matching. You can also learn more about how the service works on our About and Services pages.
When you contact OwnerLedger, we help with questions about our free matching service, what information we need to make a match, and what to expect when you compare management options. We do not manage property, collect rent, place tenants, or give legal, tax, accounting, or brokerage advice.
What to send us
To help with a match, we only need basic contact and property-intent details: your name, phone number, optional email, your role, property type, unit count, city, ZIP code, and preferred language.
We do not ask for Social Security numbers, bank account numbers, owner financial statements, or tenant background-check data. Please do not send sensitive personal or financial information through a contact form or message.
If you are ready to get matched
OwnerLedger is free for the owner. You tell us about the property, and we try to connect you with licensed, insured property management companies that serve your area and property type.
Before you hire anyone, you should compare proposals, check references, verify the license if your state requires one, and read the management agreement carefully. Get fees, services, and any maintenance markup in writing.
- Share your property details at Get Matched.
- Review the managers and services offered.
- Ask questions about leasing, maintenance, owner statements, inspections, and communication.
- Compare fees and contract terms.
- Choose who to hire — or choose not to hire anyone yet.
Questions we can help answer
Many owners contact us because they are not sure whether they need a manager, what property management usually costs, or what services are normally included. In many markets, monthly management fees are often around 8% to 12% of collected rent, with leasing fees commonly around 50% to 100% of one month’s rent. Some companies also charge renewal, setup, inspection, or maintenance coordination fees.
Those ranges are general information only, not quotes. The real number depends on the market, the property, the unit count, condition, service level, and local labor costs. We cannot promise a fee, a specific manager, guaranteed rent, or guaranteed occupancy.
Important limits and red flags
OwnerLedger is not a property management company, real-estate broker, attorney, or accountant. We provide general information and a free matching service only. Laws, license rules, fair-housing requirements, and taxes vary by state and city, so confirm details with a licensed property manager and, when needed, a licensed attorney or accountant.
If you speak with a manager, watch for plain red flags: vague or hidden fees, undisclosed maintenance markups, no written management agreement, no trust accounting, no license where one is required, or pressure to sign on the spot. A good company should explain its process clearly and put terms in writing.
For any tenant screening topic, the standard should be lawful, consistent, and documented. The same screening criteria should be applied to every applicant.
